The first two calculators deal with how taxes and inflation affect your investment return.
This calculator will tell you what your actual return is after taxes and inflation. Be sure to put in your compounded rate (yield) for the interest rate - and your effective tax rate. (If you don't understand "effective" tax rate, see my notes from a retirement calculator on taxes.)
This calculator will tell you the absolute minimum rate you need to yield, given your tax rate and the inflation rate, just to break even... anything less, and you're losing money (buying power). ---Very interesting!---

These two calculators deal with taxable/tax-deductible equivalent rates.
This calculator will tell you the taxable equivalent yield of a tax-free investment. Keep in mind when entering your tax rate, that your investment may only be tax-free on the Federal level or State level, not both.
This calculator will tell you the real rate of your mortgage - after adjusting for the mortgage interest deduction on your tax return. The calculation already assumes monthly compounding, so just enter the quoted mortgage rate.
